My role as intermediary

In a foreign country, it's good to have someone on your side

Buying property abroad is not just about choosing the right project. It is also about having someone beside you who knows the local environment, speaks your language and helps you handle situations that commonly arise during the process.

  • Communication without a language barrier

I communicate in Czech, English and Spanish. I will help you understand information from the developer or real estate agency and make communication easier throughout the process.

  • Regularly on the ground in the Dominican Republic

I travel to the Dominican Republic regularly and know the environment and locations I recommend. This allows me to verify current information on site and stay in contact with local partners.

  • Coordination between all parties

I help coordinate communication between you, the real estate agency, the developer, the management company and other partners so the whole process runs more smoothly.

  • Handling unexpected situations

Questions or complications can arise when buying property abroad. I will be your point of contact and help find the best solution together with local specialists.

  • Support after taking over the property

Our collaboration does not end with signing the contract. I can also help with furnishing the apartment, rental management or other practical questions related to owning the property.

Why not to do it on your own

Buying remotely hides more than it seems at first glance.

Buying a property 8,000 km away is not just about money. It's language, local authorities, time zones and dozens of situations that cost time, nerves and know-how. Here's what would be on you — and what I take care of for you.

  • negotiations in Spanish
  • repeated flights to the DR
  • authorities, stamps, insurance
  • legal documents
  • network of tradespeople and partners
  • construction oversight
  • rental launch

On your own, remotely

everything rests on you

  • Language barrier — authorities, the developer and lawyers all work in Spanish.
  • Stamps, insurance, legal documents and local procedures — in a foreign system, on your own.
  • Time difference and difficult remote coordination.
  • Repeated trips to the Dominican Republic.
  • Possible complications and delays in construction.
  • Dealing with the developer, project office and lawyers without relationships or leverage — as a foreigner.
  • Building a reliable network of tradespeople from scratch — maintenance, electricians, rental cleaning.
  • Rental launch, first paying tenants and service.

Before you decide

What investors ask most often.

How does buying a property in the Dominican Republic remotely work?

You choose a unit, we go through an online consultation, then comes the reservation, document review, a payment plan tied to construction, and after completion the transfer of ownership and securing the title deed. I coordinate the whole process with the local project office in the DR.

Can EU foreigners buy property in the Dominican Republic?

Yes, foreign buyers can own property in the DR. The process goes through the local legal and project office. As an intermediary I guide you through document preparation and coordination with the developer – I am not a lawyer; independent legal review is recommended.

Why choose an intermediary for the purchase?

Communication with authorities and the developer happens in Spanish, requires repeated trips to the country and long-term coordination. As Aneta Franek I keep the schedule, handle document delivery and resolve complications, so you don't have to oversee everything yourself.

Is the rental return guaranteed?

No. All stated yields and paybacks are indicative estimates based on model assumptions. The actual result depends on occupancy, costs, season and market development.

What do payments look like for an off-plan project?

Typically there is a reservation fee, a portion on signing the contract, then milestones tied to the construction phase, with the balance on handover. The exact split is set by the developer's purchase contract.

What currency are prices shown in?

We list offers primarily in euros (EUR) for clarity for EU investors. The contract may state the price in USD depending on the developer – consult a professional about exchange rate impact.
